Sometimes one can score a decent deal through Fannie Mae/Ferdie Mac/FHA. But,
the really decent deals don't last long. There was a brick 2 bed w/2 car garage
on a nice street in a decent neighbourhood that had been foreclosed by Fannie
Mae and listed as a "Home Path" property ($100 down) for $36.5k. I called to go
look on the 2nd day it was listed and was informed "It has a contract pending,
we'll call you if it doesn't fly".

I looked at a place that the copperheads had been at (wiring and plumbing
stolen and sold for scrap) and the winos had been using as a camp-ground. $3K
for the deal. It was most definitely a teardown. Phil's step son, Phil (my
brother) and I looked it over and I decided "Naaaaahhhhhh". But Bobby, (the
step-son) bought it and did the demolition himself. Then put up a nice two bed,
two bath on a tall crawl. Sold it for $45K.

As he told me, "$3K for a 50 X 160 city lot w/utilities and sewer already in?
That's a bargain." 

Unless something jumps into my lap or I hit the lottery for a big payday I will
probably continue to refurb the tin can. It's replumbed, stem to stern, the new
door is in. Windows are next, then the bathroom.

MMMMM----- Recipe via Meal-Master (tm) v8.06
 
      Title: Smothered Rabbit
 Categories: Game, Vegetables, Pork, Chilies
      Yield: 4 Servings
 
  1 1/2 c  Flour
      1 ts Salt
    1/2 ts Black pepper
    1/4 ts Tarragon
    1/4 ts Thyme
    1/4 ts Rosemary
      2    Rabbits; dressed, in pieces
      2 tb Bacon drippings
      1 tb Butter
      2 lg Onions; sliced
      1    Bell pepper; cored, seeded,
           - chopped
      1 c  Sour cream
      1 tb Worcestershire sauce
      2 ds Tabasco sauce
    1/4 c  Green onions; chopped
      1 tb Parsley; chopped
 
  In a bowl, combine the flour and dry seasonings. Coat the
  rabbit with the seasoned flour.
  
  In a large skillet, heat the bacon drippings. Brown the
  rabbit parts. Remove the rabbit and drain off the excess
  grease. Add the butter and heat. Add the onion and bell
  pepper. Saute for 3 minutes. Add the rabbit, sour cream,
  Worcestershire sauce, and Tabasco sauce. Simmer for about 1
  hour until the rabbit is tender. Add the green onions and
  parsley. simmer for 10 minutes more.
