That's the peril of being a single unit rental...fortunately you are moving
in yourselves and not having to do all the repairs (with the associated
costs involved) just to have to rent it out again. I have several friends
who do this and they always end up losing money on the single house units.
The nice thing is that once you get the essential "must do" list done you
can do the rest at your pace and get better choices on things when they
come on sale.

We have a place like that, Metropolitan Market (Michael and Ian have been
there), the best place to get those hard to find items.

-> closer way (on the way home).  I'll wander the Sams soon as I suspect
-> they are the same.  45$ for 14 months membership at BJ's.  We already
-> paid that off with the purchases we made on the TV.

-> At BJ's, we got 7lbs of sliced pork loin (with some fat still at the
-> edges as should be for best cooking) for 2.09$ a lb.  These are nicely
-> thick cut at 1 inch which is best.  We froze them in sets of 3-4.  I
-> also got 2 small roaster chickens at 78cents a lb which isnt a screaming
-> sale price but a decent normal one at last.  Oh, and a bag of russet
-> potatoes, some onions, and garlic.  BJ's also had the best price for a
-> TV (beat the exchange by over 200$).  Got a cheapo phone for 12$ and
-> found out our phone line is already working (with our new number).  I'll

Packard bell? Boy those puppies must be OLD! (grin). You'll find puter's
and puter parts on Craigslist at very good (FREE) prices. You'll be able to
put together a nice network at home if you don't mind older technology!
Beware of old monitors though...lots of people just try to get rid of them
on the list rather than dispose of them properly! 
Charlotte back in School already? Don looking at fishing boats yet?
